Perfecting the Fruits of Your Labor

Preparing design documents for a facility is a complicated, ever-changing and challenging process which involves compiling and coordinating information from many individuals - each with different views and different responsibilities. In a perfect world this process would be flawless, there would be no gaps or mistakes and the drawings would be perfect. Unfortunately we do not live in a perfect world, we are all human and the fruits of our labor are often far from perfect.

The challenges faced by an architect sometimes seem insurmountable. Each building is a unique problem with unique solutions. The sites that the buildings sit on are all different. The codes, the funding, the materials, the heating and cooling and the power systems – are all different for each project. Not to mention, there are typically 50 or so people who will work on the design. An architect must coordinate the work of civil engineers, structural engineers, electrical and mechanical engineers, designers, and outside design consultants and engineers. All of the ideas and work from all of these professionals must then be funneled into a set of documents and specifications that is representative of the aspirations of a client. It is impossible to imagine that all this work could be performed without flaw, especially under the thumb of codes, reviews, submittals and time restraint.

Design documents on average consist of 150-200 drawings and thousands of pages of specifications. With such an incredible amount of information developed and compiled in such a short amount of time, errors and omissions are completely natural and expected parts of the process. Unfortunately, the resulting misinterpretations, change orders, RFI’’s, delay claims, and schedule overruns can all drive building costs through the roof.

It is our belief that an outside set of eyes sees with more clarity because they are not clouded with repetition and saturation. The team of professionals compiled for a RAPOSAP® review will look at the construction documents at 100% completion but before they are released to bid. This means at the end of the RAPOSAP® review there is usually several weeks of time before bidding to address the found issues, before they translate into unwanted cost for the owner and the design team.
